Top of the Ridge Farm is a small boutique bed & breakfast. Therefore, we are significantly affected by cancellations and must adhere to a strict cancellation policy. Although we understand situations arise making cancellations unavoidable, we do not take responsibility for changes to your reservation due to delayed arrivals, early departures, inclement weather, unforeseen changes to travel plans, medical or family emergencies (including Covid), work conflicts, missed or cancelled flights, pandemics, force majeure, etc. We highly encourage guests to consider purchasing trip insurance in advance in the event an emergency arises that impedes your travel plans (compare options at www.insuremytrip.com).

Please note that no refunds are provided for late arrivals, early departures, no-shows, or weather/health-related cancellations.

You must agree to the following cancellation policy at the time of booking:

Non-Holiday Individual Reservations

• A $50 per room processing fee is assessed on all cancelled reservations.
• No additional penalty is assessed if you cancel your reservation 14 days prior to your check-in date.
• You will be charged the 50% deposit that was placed when you booked if you must cancel within 14 days of your scheduled visit.
• You will be charged the full amount of your reservation if you cancel within 72 hours of your scheduled arrival.

Yes. Cancellation deadlines and charges vary depending on the type of reservation:

Holiday and Special Event Reservations

• Cancel at least 30 days before check-in to avoid an additional penalty.
• Cancellations made within 30 days of check-in will be charged the 50% deposit.
• Cancellations made within 14 days of arrival will be charged the full reservation amount.

Group Reservations of Two or More Rooms

• Cancel at least 60 days before check-in to avoid an additional penalty.
• Cancellations made within 60 days of check-in will be charged the 50% deposit.
• Cancellations made within 30 days of arrival will be charged the full reservation amount.

Check-in is between 4:00 and 8:00 p.m. Check-out is any time before 11:00 a.m. If you expect to arrive outside the standard check-in window, please call 603-393-0005 to make arrangements.

Priority Check-in at 2:00 p.m. and Priority Check-out at 1:00 p.m. are available for $25 each with at least 24 hours’ notice.

A two-night minimum stay is generally required on weekends, with Friday and Saturday booked together. If rooms remain available, an exception may be made within 48 hours of arrival. Please call 603-393-0005 to inquire.

We accept American Express, Visa, and Mastercard. Gift shop purchases, add-ons, and other incidentals will be charged to the card on file at checkout.

Your room rate includes a delicious breakfast, served each morning between 8:00 and 10:00 a.m. Breakfast may be served in our breakfast room or another location, weather permitting.

Please share any dietary considerations when reserving your room or at least 72 hours before arrival. We cannot accommodate non-staying guests for breakfast at this time.

Room rates are listed before New Hampshire’s 8.5% meals and rooms tax.

Unless otherwise noted, each room accommodates a maximum of two people. All guest names must be included on the reservation, and only registered guests are permitted at the bed and breakfast.

Top of the Ridge Farm welcomes guests ages 16 and older. Because many guests visit for a quiet getaway, the property is not appropriate for infants, young children, or preteens.

We will be unable to honor a reservation if a guest arrives with an additional person or child who was not included in the booking.

Yes. Our Sergeant Libbey Room welcomes up to two friendly, well-behaved dogs for $45 per dog, per night. Dogs must be added to the reservation in advance and may not be left unattended anywhere on the property, even in a crate.

We provide a dog bed, food and water bowls, waste bags, and extra towels. Dogs are welcome throughout our outdoor areas and may accompany you to breakfast if well-behaved.

Guests are responsible for keeping their dogs quiet, particularly between 10:00 p.m. and 8:00 a.m., cleaning up after them, and paying for any damage.

We cannot accommodate pets other than dogs. Due to insurance requirements, certain dog breeds and mixed breeds are restricted, including Pit Bulls, Chows, Rottweilers, Presa Canarios, Wolf hybrids, German Shepherds, and Doberman Pinschers. Male dogs older than three years must be neutered.

Service dogs trained to assist a guest with a disability are permitted in any room. Emotional support animals and other support animals may only stay in the Sergeant Libbey Room, subject to availability, and must follow the same policies as other pets.

Top of the Ridge Farm is entirely smoke-free. Smoking and vaping are prohibited in guest rooms, on private decks, throughout indoor common areas, and in all outdoor areas accessible to guests and visitors.

A minimum $300 cleaning fee will be charged per occurrence and for each affected room or area. Burning candles is also prohibited due to the age of the property.

Yes. One off-street parking space is available per room for registered guests. Parking is not permitted along the road because it is a narrow, unpaved country lane. Please contact us in advance if you will have more than one vehicle or if your vehicle is larger than average.

Guests are responsible for damage caused during their stay. The cost of repairing or replacing damaged furniture, fixtures, structural materials, or other property may be charged to the card on file.

The guest who reserved the room will also be charged for missing inn property unless it is returned in its original condition. A lost key requires us to rekey the room for guest safety. A $100 lost-key fee will be charged.

Forgotten items can be mailed to you upon request. Shipping costs and a $5 handling and packaging fee, rounded to the next whole dollar, will be charged to your credit card. Unclaimed items will be donated after three months.

Each guest room includes high-speed Wi-Fi, a 43-inch 4K smart TV, USB charging outlets, a mini refrigerator, an electric fireplace, seasonal air conditioning, room-darkening curtains, and a private deck with views. Guests can also enjoy a luxurious bed with Comphy® linens, a comfortable chair, a sound machine, and luggage racks.

Private en-suite bathrooms feature a tiled walk-in shower with a rain showerhead and bench, Beekman 1802 bath products, aromatherapy shower steamers, spa-style towels, bathrobes, slippers, a hair dryer, a heated towel rack, and a makeup mirror. An iron and ironing board are available upon request.

Guests enjoy complimentary high-speed Wi-Fi, onsite parking, keyless entry, a gourmet breakfast, and homemade baked goods and beverages throughout the day. Daily housekeeping is available upon request, along with concierge services for recommendations and planning.

The property also features landscaped grounds, gardens, seasonal outdoor patios with firepits, and inviting lounges with a wood-burning fireplace or stove. Complimentary kayaks, mountain bikes, and helmets are available for guests. Private yoga and meditation sessions may also be arranged for an additional fee, based on availability.
