Our individually crafted New Hampshire accommodations are stylish, luxurious and unique, designed to offer an elegant, intimate experience. Farms that are over 250 years old are not known for having big rooms but with some ingenuity and creativity we managed to add en-suite bathrooms with luxurious tiled walk-in showers with benches and large rain shower heads to each of our New Hampshire lodging options. Your private deck allows you to sit outdoors and enjoy some quiet moments throughout the day or admire the magnificent sunrises and sunsets over the mountains.

As an adult-only property, you can rest assured that you will enjoy a peaceful and relaxing atmosphere. A daily gourmet breakfast and always available snacks and beverages are included with your stay at our New Hampshire inn.

Legal Notice

This is our home and we reserve the right to refuse service to anyone. Any violation of these policies will result in the need to find other accommodations immediately. Refunds will not be considered. We are not responsible for accidents or injury, damages to personal property or vehicles, or for the loss of money or valuables of any kind. Please note that policies and amenities offered are subject to change without notice and some amenities and offerings may not be available due to conditions beyond our control.


Your room rate includes a delicious breakfast served each morning between 8am and 10am, served in our breakfast room or a number of other locations, weather permitting. If you have any dietary considerations, please let us know when you book your room or at least 72 hours before your arrival. We regret that we cannot accommodate non-staying guests for breakfast at this time.


Top of the Ridge Farm Bed and Breakfast is a locally owned business where every guest reservation is very special to us. We strive to make every stay truly memorable, which you will see come through in our attention to detail.

Unless otherwise noted, the maximum occupancy for each room is two people. All rates are quoted before New Hampshire’s 8.5% meals and room tax is applied. Only registered guests are permitted at the bed & breakfast. Please contact us directly if you would like to invite visitors to join you in the common areas.

Minimum Stay

In general, a two-night minimum stay is required for all weekend stays (Fridays and Saturdays must be booked together) unless shown differently. An exception to the minimum stay requirement may be made upon request if you contact us at 603-393-0005 within 48 hours of arrival and if rooms are available.


  • Payments in full (including the 8.5% New Hampshire room and meals tax) for one night stays are required at the time the reservation is made.
  • A 50% deposit of your total room charge (including the 8.5% New Hampshire room and meals tax) is required at booking, with the balance due three (3) days before arrival. Note that the balance is automatically collected. Please notify us before that date if you prefer to use a different credit card than the one on file.
  • Any incidentals incurred during your stay (gift shop items purchases and extras) will be charged to your card on file at check-out.
  • If booking your reservation less than 14 days before your arrival, the entire reservation amount will be charged to your credit card and will be non-refundable.
  • Your reservation is not confirmed until your deposit has been successfully processed. An automatic confirmation will be sent by our reservation system to the email you provide.
  • All guest names must be listed on the reservation for your safety in the event of an emergency.
  • We accept American Express, Visa, and MasterCard.

Check-in and Check-out

  • Check-in: 4:00 pm – 8:00 pm
  • If arriving outside of check-in times, please call 603-393-0005 to make arrangements. We offer Priority Check-in (2pm) for $25. This can be added while you reserve your room or by calling us (24 hours notice is required).
  • Check-out: anytime before 11:00 am. We offer Priority Check-out (1pm) for $25. This can be added while you reserve your room or by calling us (24 hours notice is required).


Top of the Ridge Farm is a small boutique bed & breakfast. Therefore, we are significantly affected by cancellations and must adhere to a strict cancellation policy. Although we understand situations arise making cancellations unavoidable, we do not take responsibility for changes to your reservation due to delayed arrivals, early departures, inclement weather, unforeseen changes to travel plans, medical or family emergencies (including Covid), work conflicts, missed or cancelled flights, pandemics, force majeure, etc. We highly encourage guests to consider purchasing trip insurance in advance in the event an emergency arises that impedes your travel plans (compare options at www.insuremytrip.com).

Please note that no refunds are provided for late arrivals, early departures, no-shows, or weather/health-related cancellations.

You must agree to the following cancellation policy at the time of booking:

Non-Holiday Individual Reservations

  • A $50 per room processing fee is assessed on all cancelled reservations.
  • No additional penalty is assessed if you cancel your reservation 14 days prior to your check-in date.
  • You will be charged the 50% deposit that was placed when you booked if you must cancel within 14 days of your scheduled visit.
  • You will be charged the full amount of your reservation if you cancel within 72 hours of your scheduled arrival.

Special Event Reservations

  • A $50 per room processing fee is assessed on all cancelled reservations.
  • No additional penalty is assessed if you cancel your holiday or special event reservations 30 days prior to your check-in date.
  • You will be charged the 50% deposit that was placed when you booked if you must cancel within 30 days of your scheduled visit.
  • You will be charged the full amount of your reservation if you cancel within 14 days of your scheduled arrival.

Group Cancellation (2+ Rooms)

  • A $50 per room processing fee is assessed on all cancelled reservations.
  • No additional penalty is assessed if you cancel your block of rooms reservations 60 days prior to your check-in date.
  • You will be charged the 50% deposit that was placed when you booked if you must cancel within 60 days of your scheduled visit.
  • You will be charged the full amount of your group reservation if you cancel within 30 days of your scheduled arrival.

Top Of The Ridge Farm Is A Smoke Free Property

For the health, safety, comfort and enjoyment of our guests, Top of the Ridge Farm Bed & Breakfast is a smoke free property.

NO SMOKING or vaping of any kind, including cigars, cigarettes, e-cigarettes, e-cigars, e-pipes, e-hookahs, etc. is permitted anywhere on the property. This smoke-free policy includes all guest rooms, balconies, indoor common areas and all outdoor areas accessible by both inn guests and visitors. Any guests or visitors who disregard our policy will be charged a minimum $300 fee per instance, per room or area that requires cleaning.

Please note that burning of candles is also not permitted due to the age of our property.


For the comfort and enjoyment of our guests, Top of the Ridge Farm caters to adults age 16 and older. As many of our guests are looking for a quiet getaway, the property is not appropriate for infants, young children or preteens. Please note that we will be unable to honor your booking if you arrive with any extra person or child.

Dog Policy

Here at Top of the Ridge Farm Bed & Breakfast we love dogs! Our own four-legged innkeepers, Chelsea the St. Bernard and Moose the Golden Retriever, love welcoming all friendly, well-behaved breeds of dogs to our paradise.

Located on 6 acres of rolling hills and woods, Top of the Ridge is the perfect place to enjoy the outdoors with your pooch. Our Sergeant Libbey room is dog-friendly and has the convenience of direct outdoor access from your private deck. Dogs are welcome in all our outdoor areas.

Please note the following:

  • We have two very friendly pups of our own. They are large in size but gentle in nature. They are not allowed in the guest rooms or other common areas inside the inn but are often playing outside. Please let us know if you prefer they are kept indoors while you enjoy the outdoor areas. We also have 1 cat who stays indoors only and lives on the innkeepers’ side of the property. Although she is segregated from the rest of the inn, we cannot guarantee a completely cat-free environment.
  • We can accommodate up to a maximum of two dogs for an additional fee of $45 per dog per night in the Sergeant Libbey Room only.
  • Due to insurance requirements, we are unfortunately unable to accept the following breeds, even if mixed breed: Pit Bull (includes American Pit Bull Terrier, Staffordshire Bull Terrier, American Staffordshire Terrier), Chow, Rottweiler, Presa Canario, Wolf hybrid, German Shepherd, Doberman Pinscher. Male dogs older than 3 years old that have not been neutered are not allowed.
  • Please note that dogs will only be accepted on a pre-booked basis. We regret that guests who arrive without advance notification of bringing a dog and have not booked the Libbey Room will not be able to stay.
  • At this time, we cannot accommodate any other type of pet.
  • We provide a dog bed, food/water bowls, plastic bags and extra towels to help keep your pup cozy and comfortable. Please check out our Packages for additional enhancements to your visit with your pup.
  • In consideration of the comfort of all of our guests, we respectfully request that dogs refrain from excessive barking, particularly between 10pm and 8am.
  • Dogs cannot be left alone in the bedroom (even in a crate) or elsewhere on the property unattended. This is a rule that we strictly enforce. Even the best trained dogs, who perhaps stay at home alone quite happily, may bark continually, scratch and have accidents when left in a strange place. You may bring your pup to breakfast if well behaved.
  • It is the owner’s responsibility to keep dogs quiet and pick up after them. Any damage caused during your dog’s visit will be charged to your credit card.
  • Service dogs that have been specially trained to provide assistance to a guest living with a disability are permitted in any room on the property. Any other type of support animal, emotional or otherwise, can only be booked in our dog friendly room on a first come – first serve basis and must follow the same policy as other pets.


No alcoholic beverages can be brought into and then consumed here on the property. Any wine or other alcoholic beverage consumed at our property can only be supplied by Top of the Ridge Farm.

Some of our packages or add-ons already include wine or prosecco and additional bottles are available to purchase as well. Please inquire.

Failure to comply with any of the above will result in additional fees assessed at $300 per infraction.

Lost Keys

We take our guest’s safety and comfort very seriously, and therefore when a key is lost we take the precaution of rekeying the lock on the room. A $100 lost key fee will be charged.


Guests assume responsibility for any damages incurred by them during their time on the property. Top of the Ridge Farm Bed & Breakfast, at its sole discretion, will charge for the cost to repair or replace any item(s) damaged, including furniture, fixtures, structural and other materials on the property.

Forgotten Items

Items left behind at the bed & breakfast can be sent to you via mail at your request. The cost of shipping plus a $5 handling and packaging fee (rounded to the next whole dollar) will be billed to your credit card. After 3 months, any unclaimed items will be donated.

Missing Items

If there are any items owned by Top of the Ridge Farm Bed & Breakfast that are missing from the guest rooms, the party to whom the room is rented will be charged the appropriate fee to replace such items unless they are returned in the same condition they were taken.


There is one off-street parking space available per room and it is limited to guests only. No parking is allowed on the road as it is a narrow unpaved country lane. Please let us know in advance if you will need parking for more than one vehicle or if your vehicle is larger than the norm.
