Top of the Ridge Farm Bed & Breakfast is dedicated to the comfort of all its guests and the following policies are designed to ensure an enjoyable stay. 



At Top of the Ridge Farm Bed & Breakfast, the health, safety, and well-being of our guests are paramount. If you, or any member of your party, are experiencing symptoms please do not put us or other guests at risk and come back when you feel better. And while life may be filled with uncertainties right now, we want you to know that we are doing everything we can to welcome you back safely and comfortably when you are ready to travel again. We are following the guidelines set by the CDC and the State of New Hampshire and will continue to monitor events to ensure we have the most up to date information and protocols.

Based on the new guidelines we have temporarily updated our policies and procedures. Please take a few moments to review the information provided below prior to your visit but keep in mind that these may change at the last minute as the situation is still fluid. As always, contact us directly if you have any questions.

  • We will require all guest registration details prior to arrival (full name, email, cell phone, complete address).
  • Pursuant to New Hampshire State guidelines for lodging facilities, all registered guests who have traveled internationally or on a cruise ship must provide a driver’s license as proof of residency and attest that they have quarantined for 10 days prior to arrival in New Hampshire or are fully vaccinated and two weeks have passed since the final dose of their vaccine or have had a diagnosed case of COVID-19 within the past 90 days (if more than 90 days have passed since a positive diagnosis of COVID-19, then this exemption does not apply). NOTE: The definition of quarantine in this instance means only going out for essential items and when outside of the home maintaining social distancing and wearing face masks when within less than six feet of another person during this 10-day “quarantine”.

Upon Arrival/Check In

  • Prior to entering the inn, please send a text (603-393-0005) to alert us that you have arrived. Once inside, please wait by the check-in or breakfast area (if we are already helping a guest) and then we will assist you. This will ensure that we are only checking in one group of guests at a time.
  • Because our inn is small, we will be greeting you inside the social distance range of 6 feet and we will always be wearing face coverings.
  • As mandated by the state of New Hampshire, masks are required indoors or outdoors when social distancing (6 feet) cannot be maintained. Masks will be available when you enter the inn if you do not have one.
  • Room keys will be sanitized prior to your arrival as well as when they are returned.

Enhanced Sanitation Procedures

  • Hand sanitizer stations are available at the main entrance and exit doors, as well as throughout the inn.
  • Common areas and touch-points throughout the inn (stair handrails, light switches, remotes, door handles, and other areas of hand contact) will be sanitized every two hours, at a minimum.
  • Daily housekeeping and room service will be limited to ensure your privacy and safety. Additional towels and toiletries will be available upon request. Staff will always wear gloves and masks when entering guest rooms.


  • As a small establishment that caters to couples looking for privacy, we have always provided individual seating accommodations. We are able to space the tables to ensure we are following the current guidelines.

Cancellation Policy due to COVID-19

During these uncertain times, if you cancel your reservation between 14 and 7 days prior to your arrival, you will receive a refund less a cancellation fee equivalent to one night. Alternatively, you can receive a full credit of payments made toward a future stay within one year of your originally booked dates.

Policy may change without notice. Please inquire for specifics.


  • Only registered guests will be allowed in the inn or on the property.



This is our home and we reserve the right to refuse service to anyone. Any violation of these policies will result in the need to find other accommodations immediately. Refunds will not be considered. We are not responsible for accidents or injury, damages to personal property or vehicles, or for the loss of money or valuables of any kind. Please note that policies and amenities offered are subject to change without notice and some amenities and offerings may not be available due to conditions beyond our control.


Your room rate includes a delicious breakfast served each morning between 8am and 10am, served in our breakfast room or a number of other locations, weather permitting. If you have any dietary considerations, please let us know when you book your room or at least 72 hours before your arrival. We regret that we cannot accommodate non-staying guests for breakfast at this time. 


Top of the Ridge Farm Bed and Breakfast is a locally owned business where every guest reservation is very special to us. We strive to make every stay truly memorable, which you will see in our attention to detail. 

Unless otherwise noted, the maximum occupancy for each room is two people. All rates are quoted before New Hampshire’s 9% meals and room tax is applied. Only registered guests are permitted at the bed & breakfast. Please contact us directly if you would like to invite visitors to join you in the common areas.

Minimum Stay

A two-night minimum stay is required for all weekend stays (Fridays and Saturdays must be booked together). Holiday weekends require a three-night minimum stay. An exception to the minimum stay requirement may be made upon request if you contact us at 603-393-0005 within 48 hours of arrival and if rooms are available.


  • Payments in full (including the 9% New Hampshire room and meals tax) for one night stays are required at the time the reservation is made. 
  • A 50% deposit of your total room charge (including the 9% New Hampshire room and meals tax) is required at booking, with the balance due three (3) days before arrival. 
  • Any incidentals incurred during your stay (gift shop items, drinks from the bar, extras) will be charged to your card on file at check-out. 
  • If booking your reservation less than 14 days before your arrival, the entire reservation amount will be charged to your credit card and will be non-refundable. 
  • Your reservation is not confirmed until your deposit has been successfully processed. An automatic confirmation will be sent by our reservation system to the email you provide.
  • All guest names must be listed on the reservation for your safety in the event of an emergency.
  • We accept American Express, Visa, MasterCard, and cash.
  • We can accommodate additional guests in selected rooms for a fee of $50 per night per person.

Check-in and Check-out

  • Check-in: 4:00 pm – 8:00 pm
  • If arriving later outside of check-in times, please call 603-393-0005 to make arrangements. 
  • Check-out: anytime before 11:00 am

We will contact you the day before your arrival to confirm your arrival time. If you require an early check-in or late check-out, please include those extras with your reservation and we will do our best to accommodate you. We are unable to grant same-day early check-in or late check-out.

If you need to leave before breakfast is served, please let us know before 6 pm the night before and we will be happy to prepare a bagged breakfast to take with you.


Top of the Ridge Farm is a small boutique bed & breakfast. Therefore, we are significantly affected by cancellations and must adhere to a strict cancellation policy. Although we understand situations arise making cancellations unavoidable, we do not take responsibility for changes to your reservation due to delayed arrivals, early departures, inclement weather, unforeseen changes to travel plans, medical or family emergencies, work conflicts, missed or cancelled flights, pandemics, force majeure, etc. We highly encourage guests to consider purchasing trip insurance in the event an emergency arises that impedes your travel plans (compare options at www.insuremytrip.com). Guests who fail to show up for their reservation will be charged automatically for the entire stay without further notification. If you need to leave before breakfast is served, please let us know before 6 pm the night before and we will be happy to prepare a bagged breakfast to take with you.

Please note that no refunds are provided for late arrivals, early departures, no-shows, or weather-related cancellations. Refunds will be issued approximately within 90 days of request.

You must agree to the following cancellation policy at the time of booking:

Non-Holiday Individual Reservations

  • A $50 per room processing fee is assessed on all cancelled reservations.
  • No additional penalty is assessed if you cancel your reservation 14 days prior to your check-in date. 
  • You will be charged the 50% deposit that was placed when you booked if you must cancel within 14 days of your scheduled visit. 
  • You will be charged for the full amount of your reservation if you cancel within 48 hours of your scheduled arrival. Please note that no refunds are provided for late arrivals, early departures, no-shows, or weather-related cancellations.

Holiday or Special Event Reservations

  • A $50 per room processing fee is assessed on all cancelled reservations.
  • No additional penalty is assessed if you cancel your holiday or special event reservations 30 days prior to your check-in date. 
  • You will be charged the 50% deposit that was placed when you booked if you must cancel within 30 days of your scheduled visit. 
  • You will be charged for the full amount of your reservation if you cancel within 14 days of your scheduled arrival.

Group Cancellation (2+ Rooms)

  • A $50 per room processing fee is assessed on all cancelled reservations. 
  • No additional penalty is assessed if you cancel your block of rooms reservations 60 days prior to your check-in date. 
  • You will be charged the 50% deposit that was placed when you booked if you must cancel within 60 days of your scheduled visit. 
  • You will be charged the full amount of your group reservation if you cancel within 30 days of your scheduled arrival.


For the health, safety, comfort and enjoyment of our guests, Top of the Ridge Farm Bed & Breakfast is a smoke free property. 

NO SMOKING or vaping of any kind, including cigars, cigarettes, e-cigarettes, e-cigars, e-pipes, e-hookahs, etc. is permitted anywhere on the property. This smoke-free policy includes all guest rooms, balconies, indoor common areas and all outdoor areas accessible by both inn guests and visitors. Any guests or visitors who disregard our policy will be charged a minimum $300 fee per instance, per room or area that requires cleaning.

Please note that burning of candles is not permitted. 


For the comfort and enjoyment of our guests, Top of the Ridge Farm caters to adults age 16 and older. As many of our guests are looking for a quiet getaway, the property is not appropriate for infants, young children or preteens. Please note that we will be unable to honor your booking if you arrive with any extra person or child.


Here at Top of the Ridge Farm Bed & Breakfast we love dogs! Our own four-legged innkeepers, Chelsea the St. Bernard and Moose the Golden Retriever, love welcoming all friendly, well behaved breeds of dogs to our paradise. 

Located on 6 acres of rolling hills and woods, Top of the Ridge is a perfect place to enjoy the outdoors with your pooch. Our Sergeant Libbey room is dog-friendly and has the convenience of direct outdoor access from your private deck. Dogs are welcome in all our outdoor areas. 

Please note the following:

  • We have two very friendly pups of our own. They are large in size but gentle in nature. They are not allowed in the guest rooms or other areas inside the inn. Please let us know if you prefer they are kept indoors while you enjoy the outdoor areas. We also have 2 cats who are indoors only and live on the innkeepers’ side of the property. Although they are segregated from the rest of the inn we cannot guarantee a completely cat-free environment.
  • We can accommodate up to a maximum of two dogs for an additional fee of $45 per dog per night in the Sergeant Libbey Room only. 
  • Due to insurance requirements, we are unfortunately unable to accept the following breeds, even if mixed breed: Pit Bull (includes American Pit Bull Terrier, Staffordshire Bull Terrier, American Staffordshire Terrier), Chow, Rottweiler, Presa Canario, Wolf hybrid, German Shepherd, Doberman Pinscher. Male dogs older than 3 years old that have not been neutered are not allowed.
  • Please note that dogs will only be accepted on a pre-booked basis. We regret that guests who arrive without advance notification of bringing a dog may not be able to stay.
  • At this time, we cannot accommodate any other type of pet. 
  • We provide a dog bed, bowls, plastic bags and extra towels to help keep your pup cozy and comfortable. Please check out our Packages for enhancements to your visit with your pup.
  • In consideration of the comfort of all of our guests, we respectfully request that dogs remain off of beds and furniture. 
  • Dogs cannot be left in the bedroom or elsewhere on the property unattended (except during breakfast if other guests are present). This is a rule that we do strictly enforce. Even the best trained dogs, who perhaps stay at home alone quite happily, may bark continually, scratch and have accidents when left in a strange place.
  • It is the owner’s responsibility to keep dogs quiet and pick up after them. Any damage caused during your dog’s visit will be charged to your credit card. Dogs must be kept on a leash within the property. We do have our own hens and they are enclosed in a pen to the rear of the B&B near the road.
  • Service dogs that have been specially trained to provide assistance to a guest living with a disability are permitted in any room on the property. Any other type of support animal, emotional or otherwise, can only be booked in our dog friendly room on a first come – first serve basis and must follow the same policy as other pets.



Top of the Ridge Farm has a New Hampshire State Liquor License. Per New Hampshire State Law, all alcohol provided and consumed on the property must be purchased from us.

In addition, no other alcoholic beverages can be brought into and then consumed here on the property. Any wine or other alcoholic beverage consumed at our property can only be supplied by Top of the Ridge Farm.

Some of our packages or add-ons already include wine or prosecco and additional bottles are available to purchase as well. Please inquire.

Failure to comply with any of the above will result in additional fees assessed at $300 per infraction.

Lost Keys

We take our guest’s safety and comfort very seriously, and therefore when a key is lost we take the precaution of rekeying the lock on the room. A $100 lost key charge is required. 


Guests assume responsibility for any damages incurred by them during their time on the property. Top of the Ridge Farm Bed & Breakfast, at its sole discretion, will charge for the cost to repair or replace any item(s) damaged, including furniture, fixtures, structural and other materials on the property.

Forgotten Items

Items left behind at the bed & breakfast can be sent to you via mail at your request. The cost of shipping plus a $5 handling and packaging fee (rounded to the next whole dollar) will be billed to your credit card. After 3 months, any unclaimed items will be donated.

Missing Items

If there are any items owned by Top of the Ridge Farm Bed & Breakfast that are missing from the guest rooms, the party to whom the room is rented will be charged the appropriate fee to replace such items.


There is one off-street parking space available per room and it is limited to guests only. No parking is allowed on the road as it is a narrow unpaved country lane. Please let us know in advance if you will need parking for more than one vehicle.
